New App Puts Inventories in the Hands of the Tenant

Imfuna Let Lite available to download for iPhone from iTunes

Launched in the UK today by property protection platform specialist Imfuna, Imfuna Let Lite is a new iPhone application that allows tenants to simply and easily create an inventory of their rental property. The new app is a vital tool in helping renters protect their deposit in the event of a dispute, ensuring that a fair outcome is reached for all parties.

Imfuna invested more than two years in developing the professional Imfuna Let system for inventory clerks, leasing agents and landlords, and is now empowering tenants with the launch of the consumer version of the app. It can be downloaded for 99 pence and allows renters to create a professional looking and accurate report for just £2.99.  The reports will stand up in deposit disputes, providing extra reassurance for the tenant at the end of their agreement.

Jax Kneppers, the creator of Imfuna Let Lite comments, "Tenants often feel exposed when it comes to the inventory process and the safe return of their deposits - especially where no inventory has been offered by landlords. Many end up feeling hard done by should they enter into a dispute. We designed our platform to address this issue on both sides, by democratising the inventory process and forearming tenants for disputes with unscrupulous landlords, ensuring that everyone involved gets a professional and fair outcome."

The Imfuna Let Lite application can be downloaded to any iPhone mobile device from www.imfuna.co.uk. Tenants can then collect data at the property in a uniform and standardised format, as well as take unlimited digital photographs.
 
After the data is collected, the user can then access the Imfuna portal online to check, edit, make additions to and tailor the report.  The report can be shared with the relevant parties and all further comments are automatically dated and time stamped to provide an accurate and traceable reporting trail, stored securely in the cloud. The data can be configured to capture the condition of the property during a specific point in time, track the events during the course of the tenancy and compare the condition of the property at the end of the agreement.

Lara Edwards, a student at Birmingham University, recalls a bad experience she recently had when renting, "Our landlord this year was awful, attempting to charge us for a professional cleaner he had never hired and failing to fulfil promises to improve the condition of the property. When we moved in there was dust on the furniture and dirt on the walls in the shower, we all had holes in our walls and broken blinds, and we were told that carpets would be re-fitted during the year, which of course they weren't. The kitchen appliances also broke on a regular occasion, at one time we were without a washing machine for seven weeks!"

Lara and her housemates moved into their property in September, but had signed all of their agreements in July. In October, the landlord finally produced a very brief inventory report, by which time it was too late to be able to record the actual state of the property when it was signed over to them.

Lara said, "It's really difficult to fight your corner, as a student you're not used to living on your own and dealing with a landlord. If we had had photographic evidence or the ability to create our own inventory report maybe we would have been more assertive and managed to stand up for ourselves to a greater extent."
